This 52,018 sq ft industrial unit in Biggleswade needed more than a refresh. The landlord wanted a building that would compete for modern occupiers – better configured, more efficient, and easier to operate.
The team began with the demolition and reconfiguration of the existing office accommodation, stripping out the dated layout and rebuilding it as a flexible, contemporary office space to suit today’s tenants. On the warehouse side, a new structural opening was formed to install an additional roller shutter door, improving loading capacity and vehicle flow around the unit.
A major part of the brief was improving the building’s energy performance. A package of EPC improvement works upgraded lighting, and insulation and mechanical services lifted the unit’s rating and its long-term appeal to occupiers and investors alike. External groundworks completed the picture, upgrading yards, hardstanding, and drainage so the whole site performed as well as the building.
Andy and the team delivered the full £1.4 million scheme in 20 weeks, coordinating structural, M&E, fit-out, and civils trades under a single programme. The result is a unit that’s not just refurbished but repositioned ready for the market and built to perform for years to come.
