Strip-Out

Every great refurbishment starts with a clean slate. Zeno’s strip-out teams safely remove fixtures, finishes, partitions, services and redundant structures from all buildings working quickly, managing waste responsibly and handing back a space that’s clear, safe and ready for the next phase.

Safe, fast strip-out that sets up your project

Strip-out sets the tone for the whole project. It can reveal the building’s true condition early, keeps the programme on track, and gives every following trade a clean, safe start. We survey before we strike, identify and manage hazardous materials, isolate services properly, and protect what’s staying. Our teams work in occupied buildings, out of hours and to tight deadlines, segregating waste for maximum recycling and providing full documentation for your records. Whether it’s a single office floor, a vacated warehouse, or a full building ahead of redevelopment, we get it cleared and ready without drama.

Our Strip-Out services

Internal strip-out

Complete soft strip of internal spaces back to shell, or selectively to a defined scope. We remove finishes, fixtures, partitions, ceilings, floor coverings, and redundant services, leaving the structure clean and protected. Every strip-out begins with a survey and method statement, so risks from asbestos to live services are identified and managed before anyone picks up a tool.

Mechanical & electrical strip-out

Safe isolation and removal of redundant M&E installations: wiring, containment, distribution boards, lighting, pipework, ductwork, air conditioning units, boilers, and plant. Our teams work alongside qualified electricians and mechanical engineers to make sure systems are correctly isolated, refrigerants are recovered in line with F-Gas regulations, and anything that needs to stay live is protected and clearly labelled.

Floor & ceiling removal

Removal of raised access floors, carpet, vinyl, timber, and resin floor finishes, screeds where required, and suspended ceiling systems including grids, tiles, bulkheads, and integrated lighting. We take up floors and take down ceilings carefully, preserving anything reusable and exposing the slab and soffit so following trades can see exactly what they’re working with. Dust control and protection of adjacent areas come as standard.

Partition & wall removal

Taking down stud, glazed, demountable, and blockwork partitions to open up floorplates and reconfigure space. We confirm what’s structural and what isn’t, provide temporary works where needed, and remove walls cleanly with minimal damage to surrounding finishes and services. Doors, frames, glazing, and ironmongery are salvaged for reuse or recycled, and the area is left clear, level, and ready for the new layout.

Fixtures & fittings removal

Clearance of everything that was fitted in and left behind: furniture, kitchens and tea points, sanitaryware, joinery, reception desks, signage, blinds, racking, shelving, and workshop fittings. We sort items for resale, donation, recycling, or disposal, helping clients hit sustainability targets and minimise landfill, and provide a full inventory and waste report at the end of the job.

External & structural strip-out

Removal of external elements and non-loadbearing structures ahead of refurbishment or redevelopment: canopies, external stairs and walkways, cladding and roofing sheets, mezzanine floors, steelwork, plant enclosures, and outbuildings. Larger-scale soft demolition is planned with structural engineers, carried out with appropriate temporary works and edge protection, and sequenced to keep the main building safe and secure throughout.
