Elstree Gate is a well-located office building in Borehamwood, and our client wanted 5,200 sq ft of tired accommodation transformed into a space that would let quickly at a strong rent.
The project began with light demolition works removing redundant partitions, finishes and services to open up the floorplate and create a clean canvas. The offices were then refurbished from the ground up: new flooring throughout, full redecoration and a comprehensive package of M&E works covering lighting, power, heating and ventilation to meet current standards and tenant expectations.
First impressions matter in an office letting, so the WCs and communal areas received the same attention: new flooring, decoration, and updated M&E to give the whole building a consistent, high-quality feel from the front door to the desk.
Craig managed the project directly, coordinating trades within a tight footprint and a tight programme, and keeping the client informed at every stage. The site was handed over clean, snag-free and ready for marketing.
The £540,000 refurbishment completed in just 12 weeks: a compact project delivered.
