Project Overview
Hedera Road is a 90,183 sq ft industrial unit in Redditch requiring two distinct but overlapping packages of work, delivered under one programme.
The first was a package of insurance remedial works. Damage to the building’s electrical infrastructure and internal cabling needed to be made good, alongside repairs to the office suspended ceilings, raised access flooring, and access doors, all documented and delivered to satisfy the insurer’s requirements.
The second was a comprehensive landlord works package to bring the wider building back to a lettable standard: roof repairs and cladding repairs to restore the envelope, works to the external hardstanding, a full refurbishment of the sprinkler system, and general repairs throughout the warehouse.
Running both packages together meant careful coordination between the landlord, the insurer’s representatives, and multiple specialist trades. Adrian and the team managed the interfaces, sequenced high-level roof and sprinkler works safely around internal fit-out, and kept every stakeholder informed with clear, regular reporting.
The complete £2.46 million scheme was delivered in 22 weeks, returning a fully compliant, fully repaired unit ready for the incoming tenant.
